Real Estate Statistics for Single Family Residences, Condos & Townhomes
Looking at the numbers the active listings are up from last year this same time, yet slightly down from last month. The same is so for median days on market, sales to list price ratio, Median sales price and months of inventory. Not so for closed sales which are down form last year and up over last month.

Market Watch Santa Clara County Residential Weekend of 9/5-7/
- This weekend the new listings out paced sold's for a change.
- Price decreases still at a high ratio over increases as buyers in certain areas will not have current market values dictated to them.
- Totals: Active Listing = 1792; Pendings = 1633
- Months of Inventory = 3.2; We haven't hit the 3 months mark since January and before that February 2013 and 2012. There hasn't been a summer high mark like this since 2011!

Santa Clara County Transactions for The Weekend(3 Days) as of 8/4/201410:00 AM
Well, this weekend new listings out paced "solds" and the "expireds" are continuing to rise. List price decreases are nearly four times the amount of increases. We have a good amount of properties going into contract, only a few deals have fallen through. Looks like the market is still well in the favor of the seller with some early end-of-Summer cooling as families get busy making the most of the scant days of vacation time left. That's my opinion...What's yours?
